Plans for 41 new houses in Carrickmacross have been given the go ahead by An Bord Pleanála.

It’s planned the houses will become part of Monaghan County Council’s social housing stock.

Greenbriar Developments Ltd was granted planning permission for the 41 two storey houses in October of last year.

It was announced in June of last year that the development, which is part of the Corr an Tobair estate on the Ballybay road, would be used as social housing.

However, the plans were appealed to An Bord Pleanála by local residents Martin and Samantha McGlynn.

They appeal on the grounds that the development would lead to “an overconcentration of social housing stock within an existing small housing estate”.

They say agreement was reached between the developer and County Council to provide the houses as social housing before the application was lodged and that this was not included in the public notices or referred to in any information submitted.

They say the case was a “fait accompli” as the Council was “committed by virtue of their prior agreement to deliver a decision to grant permission”.

They say they are not opposed to social housing but this development does not lead to “an appropriate balance”.

They also appealed on the grounds that planned open spaces are constrained and that it’s been designed to maximise the number of units planned for sale.

In response, Greenbriar Developments said “the notices accurately described the nature and extent of the proposed development” and that neighbours were fully informed of it, with an information leaflet distributed to local residents.

It says it had not applied to build social housing but had applied to build houses which will be sold to Monaghan County Council.

It also says the development will not be a part of the Corr an Tobair estate but will be its own separate entity with its own public entrance.

An Bord Pleanála granted permission, subject to a number of conditions.
