A major housing development in Cavan Town has now been delayed due to appeal.
The 134 new houses were granted permission by Cavan County Council but this decision has now been appealed to An Bórd Pleanála
Shire Development Partnership applied to construct 134 houses on the Cootehill Road. The application calls for the construction of 109 houses in lands at Billis and Drumalee. The 109 houses would be made up of 6 one beds, 39 two beds, 59 three beds and 5 four beds. They would be a mix of one and two storey. The other 25 units would be duplex apartments consisting of 15 one beds and 10 two beds, ranging from two to three storeys in height. Also included in the application is the provision of a Creche with associated parking, bike, and bin storage. Electric vehicle charging infrastructure is also due to be installed, with ducting available to install a charging point at each house. A communal open space with play areas, access roads including a pedestrian crossing, and public lighting make up the final part of the application. The development has been subject to a number of submissions, including from residents of Carraig Beag in Drumalee.
Multiple submissions ask for the height of the apartment blocks to be reduced, as they would significantly reduce the natural light for the homes nearby. Other concerns lodged by Carraig Beag residents is the boundary wall between the 2 sites. Separate submissions also express concern at the heavy traffic levels on the Cootehill Road, especially during school term time as Breifne College is located nearby. They say there have been no provisions for the extra traffic, and that the traffic lights at Drumalee Cross are already causing heavy congestion during rush hour. Finally, residents point out that the sewerage system will not be able to cater for the extra pressure on resource. Cavan County Council granted permission for the development subject to 53 conditions.
An appeal has now been submitted to the higher planning authority who will now decide whether to uphold or reject the decision of the council.
