A proposed development of 28 apartments for Cavan Town has been refused by the higher planning authority.
An Bórd Pleanála found the planned apartments would be an overdevelopment of the site. The original application called for the construction of a three storey over basement apartment block consisting of 12 one-beds and 16 two-beds. The proposed development is located in the townland of Kinnypottle at the junction of Harmony Heights and Ardkeen Road. The block itself would be almost 10 metres high, and would contain 28 parking spaces at basement level along with terraces at ground floor level and balconies on the first and second floor. Cavan County Council granted permission for the development subject to 28 conditions however it was subject to a number of appeals. Nearby residents highlighted concerns with the height of the apartment block, saying it would cause overlooking of neighbouring properties, especially the property to the north-east of the site. They also say the number of apartments is excessive and would be an overdevelopment, citing further concerns with traffic levels and that the height of the building is completely out of character with the area. An Bórd Pleanála decided to overturn Cavan County Council's decision and refused the planned apartments for 2 reasons. The inspector agreed that a number of apartments would cause unnecessary overlooking into neighbouring properties, affecting the privacy of residents.
They also said the number of two-bed apartments was too high, and is not an appropriate residential mix for the area.
