The highest average land value for good quality non-residential land in Connacht/Ulster is in Monaghan at €13,444.
That's according to the SCSI/Teagasc Agricultural Land Market Review & Outlook 2026.
The average prices for good quality land, less than 50 acres, was €14,750 per acre in Co. Monaghan.
Teagasc found that agricultural performance was strong overall, particularly in the dairy and cattle sectors.
Cattle enterprises recorded exceptional performance; finished cattle prices rose sharply, and weanling prices increased significantly.
Dairy farm profitability improved, supported by higher milk prices and increased milk production, despite only modest increases in production costs.
Sheep sector margins strengthened modestly, with higher lamb prices helping to offset rising input costs.
In Co. Monaghan the average price of low quality farmland, up to 50 acres, was €7,000 per acre.
Between 50 and 100 acres, the average price per acre was €12,333 in Co. Monaghan for good quality land.
For poor quality land between 50 and 100 acres, the average price was €8,500.
Finally, for good quality land over 100 acres, the average price per acre was €13,250 in 2025.
Teagasc reported that in border counties such as Monaghan and Donegal, agents reported evidence of cross-border demand, with purchasers from Northern Ireland active in the market for both farming and investment purposes.
