House prices in every county in the Shannonside / Northern Sound region have risen, with Monaghan seeing the largest increase. Throughout the year various financial institutions and property websites survey the housing market to establish the most up-to-date house prices. The results, at times, can seem contradictory. Managing Director of property website MyHome.ie was on the Joe Finnegan Show earlier, and she cut through the conflicting reports.
Joanne McGeary explained that although house prices were down for the last quarter of 2023, this represented a price correction following sharp increases between April and September. When analysts calculate all prices for 2023, the price of a house in every county in this region has increased. The average price of a house in Monaghan rose by €17,500.
"Those prices would've happened in the mid-point of the year, between April and September," Ms McGeary said, "So what you tend to see at quarter 4 is price corrections. Regionally has been a story of price rises in the year so, if we look at the median prices, they've all gone up." The median price of a house in Longford has increased in the past year by €7,000 to come in at €145,000. In Roscommon, the median price increased by €2,000 to €167,000 and in Leitrim the median price rose by €1,500 to a new average of €169,000. Monaghan saw the largest increase of €17,500 to make the median house price in the county €195,000 now, while in Cavan, the average price of a house is now €199,000.
