Plans for a housing development in Cootehill has been given the seal of approval by An Coimisiún Pleanála.
The green light given by Cavan County Council back in March has been upheld. This allows the development for a 26 new houses to go ahead at a site at Magheranure, Cootehill, Co Cavan.
The 26 units would be made up of 20 duplex units in three 3-storey blocks comprising of 10 two bed and 10 three beds. Four single-storey semi-detached bungalows and two two-storey three-bed semi-detached houses are also included in the application. Permission for the new development was granted by Cavan County Council subject to 43 conditions including a developers contribution of €130,000.
The residents of the nearby Bellamont View appealed the decision to An Bórd Pleanála citing concerns with road safety, traffic, and landowner consent. In a submission, detailing the signatures of over 20 residents of Bellamont View, reservations linked to vehicle and pedestrian access as well as possible impacts on residential amenities were raised with local authority planning officials.
"We fully understand and appreciate the need for housing in Ireland and the prominence of the "housing issue' on the national and local stage. However this does not grant any local authority the ascendancy to ignore many issues that we have and continue to highlight on the negative and irreversible impact this proposed development will have on our neighbourhood.
"Our concerns for objection to the grant of this planning application by the local authority are ground around the following principle areas: Confusion around land ownership and the validity of the application. Planning history for Bellamont View estate. Lack of consideration of issues raised in third party submissions. Impact on road safety at public junction and within our immediate neighbourhood and the impact on the residential amenity of the area.
In its ruling, however, An Coimisiún Pleanála upheld Cavan County Council’s earlier decision and approved the plans subject to 19 conditions.]
