In Monaghan, market rents were on average 7.6% higher in the final three months of 2024 than a year previously, while in Cavan the increase was 6.3%.
The average rent in Cavan at the end of last year was €1,375 and in Monaghan the figure was €1,299 per month.
The figures are contained in the latest Rental Report by Daft.ie.
The cost of renting in Ballyconnell, is equivalent to a same house in Cavan town, according to James Spring.
He says two bed apartments are anywhere between 800 a month and 1100 a month, while a three bed semi, or a four bed semi, depending on how it's presented, could be anywhere up around 1200 1300 a month.
In 2020 a two bed apartment was probably around 600 a month. The three full bed semi was probably around 800 a month.
The local auctioneer says it's a sizeable increase in the last few years.
