Rate of house price growth slowing down

The typical gap between initial listed price and transaction price was 5.8% nationally in early 2026, down from one percentage point in the last six months.

The rate of house price growth is cooling.

List prices last year rose by an average of 3.7 per cent, the slowest pace of increase since 2023.
